1840 British Commonplace Book with Beautiful Lettering and Watercolor Maps + 1890s Additions

The binding here on this 1840 British commonplace book is in rough shape, but the contents are beautiful, with some gorgeous boldly watercolored maps (Oxford, Gloucester, Leicester, as well as Ispahan and Italy), a charming rendering of Mt. Vesuvius, and some very beautiful lettering--delivering such good phrases as "Instruction is inimitable" and "Of all moral virtues, patience in best." Photos tell pretty much the whole story! The beautiful pages were completed c. 1840, and then the rest filled in the 1890s--straight pages of script, which I have not much documented. 

8" x 6 3/4". 24 leafs filled front and back with 1840s writing and maps then 32 with 1890s text (history, poems, etc.) Table of contents at end was started in 1840s and completed in 1890s. Front section of pages detached from cover but still bound together. Paper itself in good condition, some toning here and there, with strong black ink writing and very bold color.
